A Kansas City company that does the paperwork

We handle water and fire damage on both sides of the state line. What separates us from the rest of this market is not equipment. It is what we hand your carrier when the work is done.

Who we work for

Homeowners in the first hours of a water or fire loss, usually panicked and usually unsure whether to file. Property managers who need a tenant emergency handled correctly and documented for an owner. Insurance agents who would rather refer someone whose files do not bounce.

We work one job at a time and every one gets the same file. Large operations triage by job size when demand spikes, because at their volume they have to. We are built differently, so a small loss gets the same documentation as a large one.

Why we run it this way

We started out working for property managers, which is the least forgiving school in this trade. Every job is scrutinized, every line is questioned, and nothing gets paid without proof.

That taught us the thing most restoration companies learn too late. The job you do and the job you can prove are two different things, and only one of them gets paid. So we photograph before demo, log moisture readings daily, and write a scope in the format carriers expect. On every job, whether insurance is involved or not.

The actual photographs, readings, and scope from a real job, so you know what you would be getting.

Rebuild under the same roof

Mitigation and reconstruction run through one relationship. Our licensed general contractor partner handles the rebuild, so nobody hands you off mid-project to a contractor you have never met. One team from the first day to the last coat of paint.

Property management taught us the expensive lesson early

Most restoration companies learn documentation the hard way, usually after a carrier questions an estimate and there is nothing in the file to answer with. We learned it on property management work, where every line is scrutinised and nothing gets paid without proof.

It was not enjoyable. It was the best training available. By the time we started taking insurance work we already photographed before demo, logged readings daily, and wrote a scope the way a carrier expects to receive it. Not because a claim required it, but because that was simply how we did a job.

What that means on your job

  • Photographs of every affected area before anything comes out
  • Moisture readings logged every day the equipment runs
  • A written scope in carrier format, not a paragraph in an email
  • Copies to you, whether or not insurance is involved
  • The same standard on a bathroom leak as on a flooded basement

What we will not do

We will not negotiate or adjust your insurance claim. That is your role or a licensed public adjuster's, and it is the law in both Missouri and Kansas. Anyone who offers otherwise is telling you something useful about how they operate.

We will not pay, waive or discount a deductible, because no legitimate contractor can. And we will not tell you to file a claim. We will tell you what the work costs and suggest you call your agent. The decision stays yours.
